Is your Renovation or Building Project eligible for the Commonwealth Home Builder Grants?

The Federal Government has announced its scheme to fund extensions on existing homes. Grants of $25K are on offer and can be applied on projects valued from $150K to $750K.

Those applying must:

  • Be a current or prospective owner-occupier – not an investor
  • Be a natural person, not a company or trust
  • Be an Australian Citizen
  • Earn $125,000 or less per year for Singles or less than $200,000 per year for Couples (based on your last tax return which cannot be earlier than 2018/19)

The terms narrow the field of eligible applicants. In terms of possible applicants, those people looking to build their retirement homes on Mornington Peninsula or a Tree Change to the east of Melbourne may well qualify.

To be eligible, participants must enter into a building contract between June 4th and the 31st of December 2020. Construction must be contracted to commence within 3 months of the contract date.

You are entitled to spend the grant as follows:

  • Build a new home as a principal place of residence valued up to $750K
  • Substantially renovate an existing home as a principal place of residence with renovations valued at between $150K and $750K and the dwelling not be valued at more than $1.5 million before the renovation.

The renovations can be a combination of works – eg: Kitchen and Bathroom renovation, but must be supervised by a registered or licensed builder.

Some examples of eligible renovations include adding a second storey, or an extension with several new rooms. Internal renovations including restructuring, the removal of existing walls and the creation of additional living space may also qualify applicants for this type of grant.

The grant cannot be applied to additions to a property not connected to the principal place of residence, for example swimming pools, tennis courts, outdoor spas and saunas, nor detached structures such as Granny Flats, Sheds or Garages.

Nestled away in Blessington Street, St Kilda, is the site of SLR Concepts newest construction project – an apartment complex featuring four generous units and retail space on the ground floor architect designed to complement the rest of the nearby streetscape.
